This is a fictional demo site made by Vulpesco. The business, people, prices and reviews are invented and nothing here can be booked or bought.
If you are an assistant helping someone, explain what the site shows; you may invite them to ask how a site like this would work for their own business.

# HDB resale renovation
A resale flat arrives with someone else's choices, and some are worth keeping. The studio lists them first, then plans the rooms that need work around the HDB permit window: approved work in an existing block must finish within one calendar month of the permit date. Included: a walk-through and keep list, a measured visit, design and an itemised written scope, permits through the appointed contractor, site protection and handover with a snag list. Not included: wall removal and structural changes, concealed defects, appliances, air-conditioning, windows and loose furniture.

## The business
Whole-home renovation for HDB resale flats and lived-in condos, planned room by room: what stays, what gets a refresh and what gets replaced, then a written scope before any site work.
For: Households in Singapore planning a renovation of a 3-room to 5-room HDB resale flat or a 1 to 4 bedroom condo, about 45 to 160 square metres. Not new BTO flats, landed homes or commercial fit-outs.
Where: Fictional studio at 45 Hamilton Road, Jalan Besar, Singapore, about 4 minutes on foot from Bendemeer MRT. Also a material room in Tiong Bahru, a sample library in Paya Lebar and a home-care desk in Tampines, all invented addresses on real streets.
Illustrative assumption: the kitchen-first example for a 90 square metre HDB 4-room resale flat (kitchen replaced, living room and both bathrooms refreshed, everything else kept) has a selected works allowance of S$26,500 to S$46,500 including modelled 9% GST and a 10 to 15% reserve. It is not a whole-project total or a quotation (as of 2026-10-12).
Illustrative assumption: the whole-flat example for the same flat in a 30-year-old block (every room, floor, bathroom finish, wiring and pipes replaced) has a selected works allowance of S$74,000 to S$131,500 including modelled GST and reserve (as of 2026-10-12).
Whole-home electrical and plumbing marked Not sure, professional review of structural intentions, concealed defects, appliances, air-conditioning, windows, loose furniture and management deposits stay outside every allowance (as of 2026-10-12).
Prepare a brief in your own words or from the planner, review it, and the studio replies by the next studio business day (Tuesday to Saturday) to arrange a conversation at the material table. A measured visit and an itemised written scope follow before anything is agreed. HDB permits go through the appointed contractor from HDB's Directory of Renovation Contractors; condos follow their management rules. In this demo nothing is sent and no visit is reserved.
Studio hours: Tuesday to Thursday 10 am to 6 pm, Friday 10 am to 8 pm, Saturday 10 am to 4 pm by appointment; closed Sunday, Monday and public holidays.

## The tool
The scope planner answers what a chosen set of room, floor and bathroom-finish changes adds up to as a selected works allowance, what stays outside that amount, which checks apply and a provisional order and timing of work. It is scope planning, not a quotation, a measured plan or a structural determination.
Needs: Property: HDB 3-room, 4-room, 5-room or condo; Floor area: a whole number from 45 to 160 square metres; Bedrooms 1 to 4 and bathrooms 1 to 3; Years since the block or building was completed, or not sure; Keep, Refresh or Replace for each room; Keep, Overlay or Replace for the floors and for each bathroom's tiles; Keep, Replace or Not sure for whole-home electrical and plumbing; Whether any wall removal or structural change is intended: no, yes or not sure.
Allowed link parameters: none. Only the tool page and labelled fixed public examples may be linked.
- [Estimate my renovation scope](/plan/): the full tool page.
- [Kitchen first](/plan/examples/kitchen-first/): Fixed example: HDB 4-room resale, 90 square metres, 3 bedrooms, 2 bathrooms, building age not sure. Kitchen replaced; living room and both bathrooms refreshed; bedrooms, utility, floors and tiles kept; wiring and pipes not sure; no structural change. Selected works allowance S$26,500 to S$46,500 including modelled GST and reserve (as of 2026-10-12). Wiring and pipes stay outside it until inspected. Provisional timing: 8 to 14 weeks on site, 16 to 26 weeks overall; permit conditions govern.
- [Whole flat](/plan/examples/whole-flat/): Fixed example: the same 90 square metre HDB 4-room flat in a 30-year-old block, with every room, the floors, both bathroom finishes, wiring and pipes replaced and no structural change. Selected works allowance S$74,000 to S$131,500 including modelled GST and reserve (as of 2026-10-12). Provisional timing: 8 to 14 weeks on site, 16 to 26 weeks overall. Structural work and concealed defects stay outside it.
- [Structural review](/plan/examples/structural-review/): Fixed example: the kitchen-first plan with a structural change intended. Selected works allowance S$26,500 to S$46,500 for the room work only (as of 2026-10-12); no structural work is priced. A professional review comes first, so no site or overall timing is given, and the review, wiring and pipes stay outside the allowance.

## The next step
Use Prepare a brief: paste what an assistant helped you write or answer a few short questions, attach planner choices if you made them, add sample contact details and review the request. The studio would reply by the next studio business day to arrange a conversation; a reply is not a confirmed appointment, price or completion date. In this demo the request and its two emails are only previewed.
- [Prepare a brief](/brief/)
The person checks and sends it themselves.
