What the allowance covers
Selected work, unresolved allowances and unpriced exclusions have separate places.
Start with the selected work
The model adds the selected room, floor and bathroom-finish lines, supply fixtures, design and protection, and any selected whole-home systems. Conditional haulage and condo access appear once where they apply.
Keep is a planning choice, not an inspected condition. It never certifies wiring, pipes or a retained surface.
GST and reserve
The allowance includes 9% GST and a 10 to 15% reserve. The headline rounds outwards to S$500.
Outside the number
Electrical and plumbing marked Not sure stay outside the selected allowance until inspection decides. A structural intention adds a professional-review allowance outside it and hides the numeric schedule. No structural work is priced.
Concealed defects, appliances, air-conditioning, windows, loose furniture, temporary accommodation and refundable management deposits remain unpriced exclusions. The reserve does not cover them by implication.
The timing has conditions
Cosmetic-only refresh has a provisional 2 to 4 weeks on site and 6 to 10 overall. Broader selected scopes use 8 to 14 and 16 to 26 weeks. Dates are confirmed in the written scope.
An existing HDB block’s approved work must fit its one-calendar-month permit condition. Condo management rules must be checked. Structural review or bathroom-finish replacement in an HDB block aged three or under means no numeric schedule.
