Before the first conversation
Scope, approvals, money, disruption and what to bring.
Scope
Can we keep the existing floors?
Often, yes. We check their condition and how the work next to them affects them before agreeing to keep them. Keep is a planning choice until then.
Can we remove a wall?
A designer and the appointed professionals check the wall and the approvals first. The planner leaves wall removal out of every allowance.
Hack the tiles or overlay them?
Condition and the applicable rules come first. We compare the scope after inspection; overlay does not fix an underlying leak.
Approvals
When is the date confirmed?
After scope, access, approvals and deliveries are checked.
Who handles permissions?
The appointed contractor checks HDB requirements with the owner’s acknowledgement; condo requirements come from management.
Money
Is the allowance a quote?
No. It is a selected works allowance for the rooms you choose, with modelled 9% GST and a 10 to 15% reserve. Inspection, material choices and an itemised written scope come next.
How are changes agreed?
In writing, with their cost and timing, before any changed work starts.
Which costs stay outside the allowance?
The planner lists selected work, unresolved systems allowances and unpriced exclusions separately.
Is a deposit protected?
Ask whether protection exists, who provides it and what it covers. This demo has none.
Is there a warranty?
The actual contract should name workmanship and manufacturer terms, exclusions and the defects contact. No Sillform warranty is claimed here.
Disruption
Can we stay in the flat during the work?
Tell us early. Dust, access, water and power interruptions need a plan made for your home and your scope.
The first meeting
What should I bring?
Your priorities, rough size, must-keeps, key timing and preferred month, and whether a floor plan is available. Keep the document and exact address out of this demo.
What if the designer leaves?
Our fictional process names a backup and records the handover. Ask for the real firm’s arrangement in writing.
This demo and your privacy
Do I need an assistant to use this site?
No. The planner and the brief form work on their own. Copy the prompt is there if you already use an assistant.
The planner and brief keep entries in the open page. The request and emails are previews. Read the privacy notice.
